The face of Parramatta is set to change with the proposed development at 110 George St, Parramatta. Currently known as The Octagon, a proposal has been submitted to transform the skyline with its ambitious design and scale. This project will feature two towers, incorporating residential, build-to-rent (BTR), and office spaces, contributing significantly to the urban landscape and economy of Parramatta. This would mean the demolition of the 2 currently 8 floor buildings that sit on the site. The renders show just how different & lively this precinct could look if this were to go ahead

Architectural Design by Hassell

The design by Hassell is both modern and innovative, reflecting Parramatta’s growing importance as a business and residential hub. The two towers will feature a sleek and contemporary facade, designed to maximize natural light and provide expansive views of the surrounding area.

Both Residential and Commercial Spaces in the Development

The northern mixed-use development fronting Phillip Street will feature a 3-storey podium containing retail premises, co-working spaces, and 397 build-to-rent apartments. This podium will also include a neighborhood supermarket and cafe, enhancing the amenities available to residents and visitors. The southern mixed-use development fronting George Street will include a 4-storey podium with retail and commercial premises and a center-based childcare facility, offering a total of 46,000m2 of commercial and retail floorspace.

The Octagon joins other Built to Rent projects in the suburb such as GURNER’s 200m+ proposal on Hassell Street, Urban Property Group’s 48-storey Built To Rent tower & Novus on Harris standing at 114m tall all proposed walking distance from the Octagon proposal within Parramatta.

Site Transformation and Public Benefits

The first look at the multi-million dollar plans reveals a significant transformation for the long-standing Octagon building. The proposed development will capitalize on the site’s strategic location, delivering several public benefits including an upgraded and connected public realm.

The development aims to integrate new through-site links, such as a pedestrian connection between George Street and Phillip Street, and new connections to adjoining sites. A central plaza will integrate the site’s central public domain with the southern building’s internal area, providing a space for the local worker community to utilize.

By increasing pedestrian access, the planned development hopes to make the site more open to the public, both during and after work hours. Introducing a residential population at the site is expected to support increased activation after work hours and on weekends, benefiting Parramatta CBD’s emerging night-time economy and supporting local businesses.

The Statement of Environmental Effects (SEE) indicates that the proposed development represents an exceptional opportunity to co-locate much-needed housing and employment floor space with a fine-grain retail and improved public domain outcome. Once operational, the proposal will support approximately 3,140 jobs, contributing significantly to the local economy.
